The latest Australian Bureau of Statistics data included the quarterly Dwelling Units Under Construction measure for the June Quarter.
Across the nation, ABS estimates 219,422 dwellings under construction – roughly 135,000 units and 83,500 detached houses.
This is a reduction from the peak of 239,830 in the September 2022 QTR -> roughly a 10% overall drop.
Or, broken down further: • 83,497 detached homes, a 20.5% down from the ~105,000 peak from Sep 2022-Mar 2023 QTR • 134,982 units, hovering in a relatively stable range all the way back to 2019, excluding the early pandemic period
So productivity and performance have not improved one iota; we are simply building (far) fewer overall homes at the same time. This also explains why the completion times on houses/townhouses have improved much faster than apartments per Master Builders Australia .
👷🏻The fact that we haven't seen things speed up even more, given the drop off in numbers, should be great cause for concern to those tasked with seeing more homes built. Even as demand increases, we will struggle to find the construction workers to deliver it as housing remains crowded out by government infrastructure #boondoggle spending.
