but the Victorian Labor response to today’s Liberal Party of Australia (Victorian Division) announcements is a pure, bald-faced lie.
The Victorian Government’s “plan” to build 800,000 homes over 10 years in Victoria is pure fantasy. Two years into the #housingstatement, Victoria is already 44,000 homes short, and will continue to fall short each and every year for the foreseeable future.
I called this out publicly, early, and I’ve been proven right. Creating theoretical capacity for more homes is not the same as delivering more homes.
Why?
⛔The overt focus on higher-density development to deliver high volumes of new homes under current settings will continue to fail, no matter how many pretty colours you put on plans ⛔ Greenfield planning and release is slowing, not speeding up ⛔ Building costs continue to rise above (high) inflation, especially in commercial-style development ⛔ Boundaries remain unmovable in otherwise infrastructure rich areas that could support plenty of additional, affordable homes ⛔ Good projects that the government claims it wants to support languish in the planning and approval system (I’m not just talking about issuing planning permits)
Take this from someone who fights each and every day to find solutions and speed things up so more homes can be built.
🤔In summary: – the Government’s housing strategy is not credible and will not deliver what it claims – the Opposition’s announcement is more credible (in that it could deliver more homes people want at closer to #affordable prices) *if* it is coupled with the right investment in new areas – neither will come close to delivering 80,000 new homes per annum
