My final chart set from Wednesday's Australian Bureau of Statistics approvals release presents the national picture.
A whole additional year of pontification and handwringing about #housingsupply, across the States and a Federal election, sees #dwellingapprovals for May 2025 just 4.6% higher than the same time last year.
Year-to-date is a somewhat healthier 12.8% above 2024's record lows, but still an eternity from where numbers would need to be to approach 1.2m.
📊The first chart is total dwelling approvals across Australia, stretching back to 2010. Blue is houses, orange is units, and the green dotted line is the 12-month National rolling average.
🏢Observe dwelling approvals since July 2022, as these foreshadow likely completions from July 2024 onwards – the Housing Accord period. Approvals have averaged 14,800/month, against needing an average 22,000, to reach the 1.2 million new home target.
Approvals are thus tracking at roughly 67% of what is needed. That puts us on track to deliver 800,000 of the 1,200,000.
Things are starting to improve, so some ground may be made up in the last two years. Even so, it's hard to see a path much beyond 850,000 completions on these numbers. And that assumes high-density development feasibilities start stacking up, fast, so such projects can get built again.
📉The second chart is the 12-month rolling average approvals for each State. It's there to show you the (in)effectiveness of all the measures taken so far. You be the judge of which – if any – State is doing a good job of responding to an alleged #housingcrisis.
Where does all this lead? A pretty scary place for the country, and housing the next generation. We won't get there with government subsidised developments alone.
🤔The question remains whether there will be political consequences for the Australian Labor Party in 2025, which ran its campaign with the statement "we are building 1.2 million homes"? Or will it start to use its mandate to get some real action at state level on delivering #feasible housing, where most decisions around housing are made?
