Per the article, 42,581 homes were completed in NSW in FY2025, compared with 55,765 in VIC. Ergo VIC is performing much better, right?
Not so simple. Whilst we haven’t got exact numbers, VIC is projected to grow by ~150,000 people over the year, whilst NSW will see circa ~120,000.
This means VIC delivered around 0.370 homes per new resident vs 0.355 in NSW. A 4.2% difference – hardly resounding.
As I keep saying, the Victorian Government bragging about delivering more homes than the NSW Government is a very low bar indeed, particularly given the physical and cost constraints in Sydney compared to Melbourne. And, my guess is that NSW will beat VIC on a per-capita basis in the next few years.
🤔Both states are focusing their energies on the wrong types of #planningreform instead of tackling the real barriers to new supply: ❌high building costs ❌low productivity ❌overspending on infrastructure ❌matching the zoned land supply with actual demand for housing ❌enabling infrastructure ❌authority and bureaucratic performance – pre and post-DA
