Those who follow me here know my approach – I cut through the headlines and get stuck into the detail of housing policy announcements. I point out where they will work, where they don’t, and where the gaps or miscloses are.
I come at it with years of real-world delivery experience. I literally spend my days (when I’m not penning LinkedIn posts, that is) trying to navigate inane and fickle processes simply to have the opportunity to sell and build homes and land for people. I don’t need to be a dedicated apartment developer to know and explain the economics.
So when the Victorian Government started housing policy announcement week of course I felt compelled to explain where the housing dream doesn’t match the reality. Particularly when the message is always “we are building more homes”.
Here‘s a reminder: Governments don’t build (most) homes – developers do.

Unfortunately, today’s print version cuts out my favourite part:
“Victoria’s planning bureaucracy seems to measure success not on the number of new homes they enable, but on how many of their pet policy reforms can be adopted. For every positive change, such as streamlining approval time frames, they can’t help adding several new requirements …”
🤔So, LinkedIn – do you think I‘ve reasonably explained the reality of the situation?
