Developers warn the federal $10 billion Housing Future Fund will not cut Australia's social housing shortfall unless it backs build-to-rent. The lobby estimates the fund could deliver about 21,000 social and affordable homes a year, against a shortfall of 102,883. President Maxwell Shifman said reforms must match build-to-sell.
